pexels sharath g 2517507 scaled 1

False Ceiling Ideas for Modern Indian Homes | Avisun Properties The ceiling is also called the fifth wall. Your false ceiling(s) must simply bring you happiness! A false ceiling can create the aesthetic feel, mood, and aura around your spaces to speak of your tastes and preferences. With the right expression of your tastes and preferences, you can create the perfect ambiance for yourself and your loved ones. The materials of the false ceiling are usually the conventionally used plasterboards or gypsum boards, Plaster of Paris (PoP). One can even go for wood, glass, metal, fiber, PVC, fiber-cement, synthetic leather, cloth, and so on. However, the most commonly used false ceilings are made with Gypsum boards or plasterboards. In this article we shall discuss the following- Ceilings come in an array of designs, and can broadly be classified into: i) conventional ceiling, ii) suspended ceiling, iii) coffered ceiling, iv) tray ceiling, v) coved ceiling, vi) cathedral ceiling, vii) shed ceiling, viii) beam ceiling. The intent of this article is to give you a head start when you toy with the idea of choosing the one that works for you! Let’s explore… 1. Parts of a false ceiling A false ceiling is suspended by the actual ceiling, and the blocks of gypsum board (or other materials) are usually attached to the frame attached to the actual ceiling. The layer of this false ceiling is hung from the actual ceiling at a certain ‘drop’, in effect reducing the available height of the room. This is done so that the frame can not only have adequate space to create the insulation effect, but also have some space to fit the electrical, air-conditioning, or other equipment. The false ceiling does the job of hiding the electrical, air-conditioning / HVAC, and other elements attached to the ceiling so that the unkempt elements can be concealed efficiently. 2. Things to check while planning on a false ceiling The gorgeous looks and glam that come with a false ceiling gives is irresistible. The functional utility of hiding the wiring, protruding beams, electrical/lighting accessories, and hardware is a given! The way one can accentuate the overall aura and mood of a setting with lighting embedded in the false ceiling is nothing short of an artistic delight! Having said that, there are Do’s & Don’ts while planning on a false ceiling. This planning needs to be done meticulously and wisely to get what you are looking for in the long run. 1. Check the height of your room– A false ceiling needs a few inches of ‘drop’ from the actual ceiling to take effect. If the available height from the floor to ceiling is less than 9 feet, then it poses some challenges. Height of less than 9 feet gets problematic. It gets too stuffy and suffocating to have the ceiling being too close to your head. Plus, hanging a fan is dangerous, because tall people can just stretch their hands and touch the fan. 2. Pre-plan– A lighting plan and actual accessories need to be procured well in advance to know the actual dimensions prior to fitting. The provisions for lighting and concealing also can be done very well with a well-planned design layout. Design need to fulfil the purpose of both aesthetics as well as other requirements that integrate with other elements like air-conditioning (or HVAC), ducts, fans, other accessories that need to blend in with the false ceiling 3. Keep it simple in smaller spaces– We must not complicate and try to achieve too many design or decorative elements in smaller spaces. Clean, minimal designs create the best effect and are soothing to the eyes. The design element needs to do with a long-term view, where the members of the home should feel relaxed looking at the same ceiling for years or decades to come. Simple is usually more soothing over a long period of time. However, this is simply advice, and one can choose to break or bend the rules to find expression in what one is looking for! 4. More possibilities with larger spaces- The number of complexities or design strokes may be more for large areas where we can create double layered ceilings, artistic shapes, different textures, and finishing touches that a large space can hold very well. Large spaces can give you the flexibilities to experiment more, and have a higher luxurious feel to the spaces under the false ceilings 5. Solution for short-height rooms is to opt for an ‘L-Box shaped’ border– Lesser height is not an issue with L-Box-shaped false ceilings that run along the perimeter of the room. It serves three purposes- i) gives you a fabulous look and feel with corner lighting to enhance desirable moods, ii) costs much less since the central area is not fully covered, and iii) ability to fit fans and other ceiling lights/fixtures since the height in the central area is NOT reduced 6. Space is well-utilized and maximized by hiding/concealing unpleasant elements- Try and maximise the space between the slab and false ceiling by concealing all electrical wires, AC ducts, copper piping etc. within them 7. Have adequate support for the false ceiling- The boards suspended through the frame are normally light-weight. They are NOT as strong as the actual false ceiling, hence one must be careful in hanging additional accessories using the ceiling. One needs to identify areas in advance for hanging items so that additional provisions and support can be added by the false-ceiling contractors to lend extra strength to the identified areas/spots 8. Provision for Fan hanging pipe- The fan cannot be hung over with the support of a false ceiling, and needs to be attached to the actual ceiling well in advance. The fan is fitted only after the false ceiling is completed 9. Extra insulation to reduce heat- This can be done to further reduce the onslaught of heat seeping through the terrace. Additional sheets of thermocol are padded inside the false ceiling to give extra

Apartment or Independent House: Which One Is Better?

flat hero min

Apartment or Independent house: Which one is better? Many years ago independent houses and villas were common in cities like Delhi, Hyderabad, Bangalore, etc, and apartment complexes were very few. Lack of construction space, increase in land cost and migration of population to the cities for jobs led the apartment culture to flourish in big cities. Nowadays you can see apartments and skyscrapers everywhere compared to independent houses. But still, there are few colonies in the cities where there are only independent houses. The city has been divided into areas with apartments and areas with independent houses. We can find that older parts of the city are mostly independent houses. Any new construction in the city is most likely to be apartments. [Apartment or Independent House] a few pros and cons of living in an apartment or independent house: Community When you live in a multistory apartment, depending on the size the number of flats may vary from 50 to 500. Therefore this builds communities of a very huge number of families. Family members are less likely to feel bored as they find many people of their age group to talk with. Hence staying in an apartment will not need you to go out to find company. Community and socializing seem the biggest plus of staying in an apartment. In this regard staying in an independent house has a drawback of a big community and socializing. Though there are houses around, the number of people you will be able to meet is still not so much. Sometimes people in independent houses feel lonely especially if they are not able to gel with their neighbors. But the gated community concept has emerged in which a single colony has a large number of villas and row houses which becomes more or less like an apartment and there will be a large community staying in the same place. Security Security is the prime concern of people living in independent houses other than gated communities. It is not common for people living in independent houses to hire a security guard. Hence independent houses are easier to access for burglars as they are exposed as separate units and have no security. In this regard, apartments are safer as they have more flats inside and different floors and blocks, there will be a dedicated security guard at the gate. In this case, the probability of burglars and crime happening is less in apartments. Due to a large number of flats, there are chances where people working inside the apartment community like maids, and watchmen may steal things in flats. Cost Considering the purchasing point of view, buying an apartment is cheaper than buying an independent house or a villa of the same quality. Maintenance Maintenance charges are usually high in apartments as there are a huge number of flats, and a lot of expenses are involved in security, plumbing, water, etc. All the charges are divided equally to reach a flat on a monthly basis. Single flat owner has no control over maintenance charges. Hence we cannot save on monthly maintenance charges. On the other hand, independent houses have an advantage here. As we are responsible for the maintenance of our house we can optimize the charges as per our wish. Charges are incurred on problems occurring and the nature of the job involved to fix them and there is no fixed monthly charge. Disturbance The flats being close together the chances of disturbances are pretty high. Since the apartments on the same floor share common walls, floors, and ceilings noise transmission from one flat to another are very common. Due to a large number of people, disturbances from common areas like vehicle noises, kids playing, and people talking can also disturb the flats. Independent houses are generally free from the above disturbances as they are from other houses and isolated. Extra space In apartments, we cannot get dedicated extra space apart from the balcony and inside space. The common areas like terrace and verandah are shared by people from all the flats. In independent houses, you have your own extra space which can be utilized for your own comfort ad likes. This can be considered one of the major advantages of having an independent house. Conclusion So we see that apartment or independent house has their pros and cons. Different people have different preferences regarding the pros and cons of owning a property. Nowadays there is a huge growth in apartment culture whereas on the other hand there are people who prefer to live in an independent house. To know more about “Renting Vs. How to determine the rental value of a property!

How To Determine The Rental Value Of A Property! Setting the right rent to your investment property is not only making profits but also maintaining it. Every tenant has different requirements and choices, so it’s important to make your stand out. Setting up the right rental value makes you get more inquiries and also attracts high-quality tenants. A little research, math, and current market situations knowledge can help you determine the rental price for your investment property. Tips for analyzing the rental value of a property: Research on rental prices for similar properties: Find out how much rent are others charging for similar properties in your locality. Visit websites like magic bricks and 99acres. Try to go around and visit some properties which are not on the sites to get a hang of the actual charges. Look for units that match your property in terms of size, number of bedrooms & bathrooms, age, upkeep status, etc. Make a list of properties that best match your property and find out the rental charges and occupancy rate. Assess how much you can charge when compared to the other prices, based on advantages and disadvantages. Always keep in mind that the advertised rental price might be too high. Some owners charge high rent for properties that are vacant for a long time. Take this into consideration when setting up a rental value of a property. Consult property management services: If you decide to hire a property management company to take care of the property, then make sure that the company has a good idea of determining the maximum rental value on your property. Otherwise, contact local agents and enquire about the rental prices in your locality to know what you should charge. Setting the right rent is one of the primary qualities required for a property management company. They have a better understanding of the local market and also compare the rates within similar properties. Working with local agents: Agents who deal with rentals have a keen understanding of the local rental market. They are familiar with all of the vacant and occupied rental properties. Based on this knowledge they assess the positives and negatives of your property and set an appropriate rental price. Being an agent they get to meet many tenants and can analyze how much the tenant can pay for a property. Most real estate agents do not deal with rentals, although some might. So you might want to contact a rental agent or hire a property management company in your area, as they tend to specialize in rental properties. Calculate the rental price per square foot: If you cannot find a similar property then you can determine the rental value by calculating the rental value per sft.  To calculate the rental price per sq ft, divide the rental price by the total area in sft. For example, if the property has an area of 1100 sft and the rent charged is 10000 INR. The rental charge per sft can be calculated with the equation 10000/1100 = 9.10 INR.  Apply the per sft rental value from the above equation and calculate the rental value of your property. 5 considerations for identifying the best location in Hyderabad for a new home buyer!

5 considerations for identifying the Best location in Hyderabad for a new home buyer! For a new home buyer in Hyderabad, one critical criterion that would need to be evaluated is the location of the property. Sometimes we get confused about what a good location could or should be, and end up buying a home in a location that does not fulfill our real, hidden, or undiscovered requirements. Is location really the most important criteria to buy a home, OR is it an over-rated concept? If we were to still evaluate an apartment in Hyderabad, what would make for a good location? Should you really be worried about a ‘good location’ or a ‘sensible location’ that works best for your overall peace of mind? These are the questions we need to ask ourselves and go about finding the answers to while retaining a sense of self-worth and self-importance. Sometimes we end up asking ourselves questions related to ‘location’ that may not lead us to a fulfilling quality of life and overall happiness. These could be: Will I get the approval of friends and family, and impress them if I choose the best location? Will my property appreciate in future in terms of resale value if the location is really good?  ‘Location’ is a very subjective criteria, and ‘best location in Hyderabad’ is no longer a feasible or sensible option.  A home buyer in Hyderabad has many options, and can easily seek a ‘ sensible location ‘ that’s good for you based on a balanced approach. To do so as a sensible home buyer, you must consciously consider your individual needs and preferences in determining what a good location means, and what it should offer you! A simple way to achieve a balanced or sensible approach is to keep your family and individual priorities on top, and finding the best location in Hyderabad will become much easier!! In this article we shall dwell upon:  1) …how Hyderabad is now a city of multiple mini-markets or mini-hubs that are self-sustaining and self-sufficient, resulting in a multiplicity of good locations all around the city  2) …the 5 important factors that make for a good location within broad areas/hubs and mini-hubs, namely:  i) Proximity to Locality Hub ii) Neighbourhood iii) Social Infrastructure iv) Precise Location- Pros & Cons v) Apartment in itself, and NOT being over-obsessed about location Single ‘good location’ vs. ‘multiple locations’ across Hyderabad The city of Hyderabad has outgrown the concept of a Central location that could be termed the best location. Individual preferences and priorities differ for every family or person. The prices of these localities also differ based on the demand and supply factors along with the land prices of a particular area or locality. Certain localities or areas within a broad area are cheaper than others. For instance, an apartment of a certain specification in Madhapur could be more expensive compared to a similar one in Nallagandla due to the locational advantage of Madhapur. However, Nallagandla is also a good location with good connectivity to the IT job hub of Hyderabad, and an apartment we can buy could be much bigger and better for living. So, although the location of Madhapur is better, the living experience could be better off about 5 or 6 Kilometers away from the best location.  Hence, defining the best location in Hyderabad gets very subjective, and is open to individual preferences, priorities, and trade-offs! Growth of multiple self-sustaining mini-hubs and mini-markets in Hyderabad The city of Hyderabad had been divided into 5 main zones as per the GHMC classification viz. North, South, Central, East and West Hyderabad. It’s interesting to note that in Hyderabad, dozens of localities have come up which are now being considered as centrally located by the home buyers in their respective localized territories. It is now common to hear home buyers talk about localized territories like the Tarnaka area, A.S.Rao Nagar area, Kukatpally (KPBH) area, Sainikpuri area, and Alwal area, Jubilee Hills area, Nallagandla area, and so on.   No longer do we consider the City Centre to be the most attractive. There was a time we would go to Abids or M.G. Road (Secunderabad) for shopping in Hyderabad and Secunderabad, which is not the case anymore.  We have branded stores, franchisees, restaurants, multiplexes, supermarkets, hospitals etc. of all types cropping-up in all these localized locations across the city that cater to about 5 to 10 square kilometers of area . Malls, large shopping arcades, buildings have sprung up all over the city in a well distributed and generously spread geography within Hyderabad. Growth factors of mini hubs and localized localities in Hyderabad Multiple mini-hubs in various zones of Hyderabad have actually become self-sufficient to sustain the population in the locality in terms of employment, health, education, shopping, entertainment, and everything else related to other civic amenities and basic needs. People in a certain locality no longer have to flock to any Central market in Hyderabad. Factors that have fuelled growth of these multiple mini-hubs in Hyderabad are: increase in population of Hyderabad over the last 40 years, want of better social infrastructure to keep pace with this growing population, and the growth of multiple job hubs across the city of Hyderabad. GHMC classification of 5 zones in Hyderabad The GHMC classification, as depicted below, shows the fantastic growth of Hyderabad city, and the creation of many mini-hubs and mini-markets across Hyderabad with a wonderfully self-sustaining social infrastructure: 5 Factors for identifying the best location in Hyderabad With this background, let us explore the factors that make for the best location in Hyderabad: 1. Proximity to Locality Hub The localities in Hyderabad are now having many self-sustaining and self-sufficient areas in all respects. It is best to be in closer proximity within 3-4 Kms of where you are planning on exploring your apartment or home. A sensible option is to make sure that you are close enough, yet at a slight distance from the Central Local Hub of the

How to maintain your rental property!

How to maintain your rental property! Maintaining your property and keeping and free from any damages will increase your profit and allow you to hold on to good tenants. Unforeseen costs like repairs and replacements are inevitable when managing a rental property and you should attend to them immediately. Rental property maintenance checks Below is a short list of things to keep an eye out for when inspecting your rental property. Exterior 1. Roof: Check for cracks and blockages of the water drains. All of these can cause costly damages in the future. Check the water tank and its structure, check to see if there are any trees that extend onto your building and cut them. You want to avoid having any of these since it can be a deal breaker for many tenants. 2. Windows: Check to see if all your windows are sealed properly with no gaps and if there are gaps, seal them and also ensure the latches work properly and aren’t coming off. This will save you in the future from moisture damage and heat loss. 3. Exterior painting: It is important to make sure that the exterior of your property is always painted in order to protect it from moisture and sun damage. Nobody wants to live in a house that looks bad on the outside or has cracks and paint peeling off. 4. Landscape: Inspect for broken tree branches or trees with fungus. Anything that might bring an inconvenience to your tenants, be sure to fix it. Make sure the grass is healthy (if any) and always mow it so that any new tenants passing by could see that your property is well-maintained and healthy. Interior 1. Geysers: Make sure to drain and regularly remove any dirt from the water heaters to ensure smooth functioning. If your property is in an area with a lot of sediment in the water, you might consider making this a monthly task. 2. Cooling you should always inspect the fans and cooling system. Check the filters and make sure there isn’t any dust or sediment around them. This can restrict the airflow and may ruin the system in the future. Clean the fans and make sure the regulators are working properly. 3. Paint Check for any paint chippings or mold that might be on the walls and always re-paint if needed. Watch out for water damage in the walls and if any is found, fix it immediately.  The above brief tips should help maintain your property and have happy tenants.  To know more about “ Factors Impacting Rental Value “.Click here!

5 reasons why buying a 3 BHK house in Hyderabad in an interior location of an area may be a wiser decision!

3 bhk interior location min

5 reasons why buying a 3 BHK house in Hyderabad in an interior location of an area may be a wiser decision! Contrary to the popular belief on opting for the most promising location, going for the so-called ‘interior’ or ‘inside’ or even ‘too far away location may be a good option. Especially, in the long run! About 20 years back, Madhapur, Kukatpally, Mehdipatnam, Tarnaka, Uppal, etc. were all considered too far away as locations to buy your 3 BHK house in Hyderabad. Needless to say, the population and economy grew, and these ‘far-off locations’ over a period of 10 years turned into so-called great locations. Who is happier? Ones closer to the main road, or those farther away? In fact, all those homebuyers who bought their 3 BHK house in Hyderabad, a little farther away from the main roads, are far happier than those who are within 500 meters of the main road. Those closer to main roads are forced to keep their doors and windows shut to prevent dust and pollutants from settling inside the apartment. A good location closer to the main road turns into a bane rather than a boon in due course of time! This is why it is safe to say that even if your proposed apartment is about 3 KMs away from the closest main road or the arterial road, it will most likely turn out to be a good decision. Reasons why buying a 3 BHK house in Hyderabad, away from the main road is wiser! 1. Lesser cost 2. Lesser pollution, healthier location 3. More spacious apartment 4. Low-density area, safer in the long run 5. Quiet, peaceful area for a longer duration of 3 BHK flat Clearly, what we might see as an ‘interior location’ will eventually turn out to be a better decision. The quality of life is decidedly better, with cleaner air if you are about 2 to 4 Kms away from the hustle and bustle of the main road. “I live in a flat in central London. I do like it there; there’s always stuff going on. But I do crave a bit of peace and quiet.” – Joe Thomas To know more about “4 important factors to consider on LOCATION before buying your 3 BHK house in Hyderabad”.Click here!

4 Factors Impacting Rental Value

renyal value hero min

4 Factors Impacting Rental Value 1. Location: Location is one of the key factors which command a higher rent. People are ready to rent even if there are no satisfying amenities only because of the location’s convenience and popularity. 2. Amenities: Tenants are willing to pay more rent for certain conveniences and comforts. The properties having attractive facilities and planned developments are more likely to have higher rents when compared to other properties which do not have desirable features. 3. The desirability of the property: The size and layout of the property matter the most in calculating the rental value. High-end finishing, contemporary design elements and appliances command higher rents. 4. Rental prices: Adjusting the rental price according to the changes in the market is most important when coming to factors impacting rental value. For example, if the economy is bad the demand for rental properties increases because people don’t want to buy homes. This is proportional to higher rents. But the rental value decreases you must charge less to continue attracting the tenants. How to select the perfect TMT bars for your 2/3 BHK home?

TMT steel

How to select the perfect TMT bars for your Home? Owning a house is a dream for many of us. For most of us, it is a once-in-a-lifetime thing. That is why a lot of time and thought needs to be put into every detail of the house. The process of building a house has different stages with different levels and many complexities. It’s always important to plan ahead to execute the same within timelines. The planning process starts with an architect who designs the structure according to the location. Along with the architect, you should have a talented and reliable mason with a good team. It’s a good practice to enquire about his past projects before selecting the mason. Do not compromise on the materials required for construction – their quality determines and assures the longevity of the building. Some of the important construction materials include TMT bars, sand, bricks, and cement. TMT bars are the most important of these, as they bond with concrete. The quality of these reinforced bars determines the strength of the structure and also helps the building resist earthquakes. Always select high-quality TMT bars suitable for all types of constructions. A few factors you need to consider while selecting the TMT bars. Strength & Flexibility The TMT bars should have a perfect balance of strength and flexibility. India comes under a high seismic zone with a history of devastating earthquakes. Therefore, it is important to select the correct type of steel with the correct balance between strength and flexibility to absorb shocks during earthquakes and prevent the building from collapsing. Grading The grade of these bars determines their elongation. There are different grades ranging from Fe 415 to Fe 600. Bars with lower grades have low strength and high flexibility while the ones with higher grades have high strength and low flexibility. Fe 500 is considered the best grade for these bars because it offers the perfect balance between strength and flexibility, suitable for all types of construction. ISO Certification  Always opt for International Standards Organization (ISO) certified TMT bars which ensure their high quality. Ductility  TMT bars that are ductile are preferred for any type of construction as they can be bent without causing fatigue it. Also, the transportation of bars is much easier if they are highly ductile. FE500D TMT bars provide the maximum ductility with: Corrosion Resistance  As TMT bars will inevitably be exposed to different weather conditions during the construction process, corrosion-resistant bars are always highly in demand for all construction purposes. Birla TMT bars, that have passed through various corrosion tests have proven to be better than others. Reputable Brand It’s advisable to go for these bars from reputed brands only. Birla TMT bars are the top-rated bars for all construction purposes in today’s market.
