Understanding Vastu Shastra: Easing the Dilemma of a Home Buyer [Part II] This is part 2 of the series of 9 articles presented on Vastu Shastra for home. A home buyer, at times, begins the journey of owning a home with a single point agenda of ‘Vastu compliance’. The journey is not an easy one, and is riddled with many roadblocks and confusions. These articles are meant to ease the confusion, or perhaps, bridge the lack of a balanced perspective around Vastu while: i) planning on buying and/or constructing a home, and ii) to assist the home buyer to zero-in on the most sensible choice of an apartment. For a clearer perspective on Vastu Shastra, it is recommended that all the 9 parts of this series on Vastu Shastra be read. However, should the reader be in a hurry, it is recommended to at least go through the ‘4 steps to understanding & demystifying Vastu’ and the ‘conclusion’ in part 9 of the series. This will hopefully impart a well-rounded balanced perspective on Vastu Shastra, its implications and its applicability. Above all else, it help us shape (or choose) our overall demeanour and approach in dealing with the dilemmas posed by Vastu Shastra for home effectively. Understanding Vastu Shastra For Home: It’s origin, logic and relevance For Indians, being Vastu-compliant means choosing an apartment that will be auspicious for the family members. Vastu is considered to be like a Suraksha Kavach (a protective shield), to protect us from bad luck and bad influences by harnessing the nature’s and planetary powers. A Vastu compliant flat is considered to have curative and positive effects on the ‘quality of life’ of the residents of such a home. In a nutshell: a Vastu compliant home brings good health, good luck, over all positivity and prosperity to the family residing in it. Vastu Shastra for home is construed to be a science of architecture that has been used over thousands of years in India, and revolves around the science of environment we live in. Vastu Shastra integrates architecture with nature while describing the design, the layouts, the measurements, the ground preparations, the arrangement of spaces, and the spatial aspects of geometry while making a dwelling unit on a plot of land. The Vastu designs, besides integrating nature with architecture, integrate the relative functions of various parts of the structure and the ancient beliefs (based on geometry, symmetry and directional alignments). Vastu is derived from Sanskrit word ‘Vas’, which means to reside, stay or live. Vastu is a Sanskrit word which means a dwelling unit built upon a certain piece of land. It is said that ‘Vastu Shastra’- the ‘knowledge of dwelling units’, was authored by a Hermit sage named Mamuni Mayan during the Vedic period. The emergence of the Vastu Shastra happened more than 4000 years ago. Vastu Shastra describes the art of building temples, towns and cities, and is a suggestive guide for building of efficient villages, towns and kingdoms. Texts on Vastu described how the architects or builders could achieve harmony with nature for the inmates living in these man-made built environments. Vastu includes the elements like ‘bhoomi’ i.e. the larger site or ‘extent of land’ on which the building is constructed, ‘prasada’ i.e. compound walls & buildings within the bhoomi (site), ‘yaana’ i.e. the automobiles parked inside the bhoomi (site), ‘shayana’ i.e. the furniture or utensils within the buildings. Vastu is meant to provide comfort with the right positioning and proportion of the nature’s five elements (pancha bhoota) viz. Fire (agni), Air (vayu), Water (varun or jal), Earth (prithvi) and Sky or Space (Akash). These elements indulge in a complex interplay with the 8 cardinal directions (East, West, South, North, North-East, South-East, North-West and South-West), that influence the lives of the people living or working in the built environment. Vastu Shastra for home is about the interplay of these elements to eliminate the negative energies and enhance positive energy in a way that those inhabiting a building gain prosperity and progress in life. The scientific element of Vastu Shastra The tenets are prescribed based on the position of the location in the Earth’s hemi-sphere, the climatic conditions, and the abundance or lack of sunlight. The environment we live-in generates a certain amount and type of energy which affects the energy we hold within ourselves and in our mind. Thus, based on such scientific and nature-inspired considerations, Vastu Shastra prescribes the dos and don’ts like the direction a particular dwelling-unit (or an apartment) should face, the placement of rooms and so on. For a home buyer, Vastu Shastra for home is only a set of guidelines, and not an inflexible mandate to be followed regardless. Flexibility in the tenets of Vastu Shastra are practical and driven by the benefits (functionality) these recommendations offer. Hence, one can choose from various adaptable alternatives of layouts for different types of rooms, utilities and buildings. Vastu Shastra for home revolves around the basic theme of a central space (Brahmasthana), peripheral zones, and directions depending upon ‘sunlight’ and ‘relative functions of the different kinds of spaces’. It may be interesting to note that Le Corbusier, a Swiss-French architect & urban planner, created the city of Chandigarh by integrating modern architecture with theories of Vastu Shastra. Vastu Shastra for home in its original form was meant to create comfortable, pleasant spaces taking into account the local environment and surrounding climatic conditions. Hence, it was not intended to be a set of rules cast in stone that must be followed blindly. The limitations of the sites impose impractical design logics, which need not be followed blindly. The overriding factor of Vastu Shastra for home is based on providing comfortable pleasant spaces that are well-lit, bright, well-ventilated, spacious and well-designed rooms (spaces). The outcome expected from Vastu is for the inhabitants of the building ‘feeling good, happy and content’! The logic behind Vastu Shastra, and how a home buyer should perceive it In this article we shall take a
19 Reasons to buy an Apartment instead of a House

19 Reasons To Buy An Apartment There are two parts to this article. Part I deals with some of the questions we ask at a philosophical level, whereas Part II is more direct in mentioning ‘19 reasons’ which one could ponder over. For a good understanding and self-introspection, it is advised to read both Part I and II of the series. 19 reasons To buy an Apartment: Why owning a home may be a great idea! Living in your dream home helps you live your dream in peace! Your own home gives you and your family safety and security all year long and helps you brace through all the rough seasons hale and hearty. Home invites you to connect, feels permanent, seems profound, and has a powerful sense of fulfillment. We can tread happily and unabashedly in a home that we own. Homeowners enjoy an acute sense of belongingness that comes with the joy of ownership of the roof and walls you dwell in! Many people very intensely feel that a home is not just something that we buy, we make it! Well, there is no compulsion for a new home buyer to fall in line with the thoughts proposed above. However, there isn’t any harm in pondering over the points mentioned below with an open mind. 2. To buy an apartment or a home is a great way to save our earnings, at times, resulting in forced savings. It also means upon buying a home we are building on equity rather than paying rent to the landlord [Source: Image by Pixabay] 3. Pride of ownership is something that is unparalleled with our own home. This is something that has to be felt, and not explained 4.With our own home, we can freely build, enhance, decorate, renovate and make our living spaces more appealing with a far greater passion. The right of ownership gives you flexibilities and freedom to furnish you home, which is just not possible in a rental property. We can tastefully craft our spaces at will. For instance: Having complete freedom and choice around what we seek: the kind of kitchen cabinets, the wardrobes, the interiors, the wall-finishing, the air-conditioning, the fixtures, the accessories in the entire house, the lighting, the electricals, the air-conditioning, the furniture, the curios and artefacts, decorative items and so on We make our home more and more likable for ourselves, and create the right ambiance we dream of. Our home becomes a reflection of ‘who we are’, and how we want to experience life in our living spaces. These aesthetic elements and freedom of expression make our home so much more inviting, invigorating and connecting! This cannot be found in a rented apartment. As a homeowner, you can have the flexibility of designing and making changes without the need to seek anyone’s permission (barring making structural changes to the building); After all, you own the space, and it’s your prerogative. 5. A home owner who avails a home loan also gets multiple tax benefits in India. There are benefits like deduction for interest paid on home loan during pre-construction period, deduction on principle payment, and certain other deductions. In the long run, a home loan also gives us the opportunity to pay-off the loan amount, and become owner of our home by the time we retire [Source:Photo by Precondo CA on Unsplash} 6. Financial value of a Home increase over time. Capital appreciation of a property is a reason enough since trends over so many decades indicate that housing values, regardless of the ups and downs in the Economy, only move upwards 7. From the logical angle too, the active ‘work life’ of any individual ranges between 25 to 35 years, so a person could be working till 50 to 60 years of age, and slows down thereafter; For a person who is independent, owning a home secures a comfortable living after an age of 50 or 60 years, and not having to pay rent till the ripe old age 8. To buy an apartment or a home is also prudent because, with time, the size of the family also increases at times. A family of 2 or three children expands when they get married, and in turn, have children. Besides, not everyone lives in a joint family, and the children who move out have to fend for themselves. Work-related requirements force us to move out of the comfort zone of our homes and go to other destinations, localities, and even cities (globally) 9. Location preferences and proximities also determine to buy an apartment or a new home, sometimes, even when an individual already owns a home elsewhere. Such determinants could be: being closer to the place of work, wanting to avoid traffic conditions, wishing to be closer to family or relatives, desiring to be associate with a certain type of flock (a social group, peers, family, relatives etc.) [Source:Image by Gerd Altmann from Pixabay] 10. Achieving a certain lifestyle matters for some! Lifestyle-related factors also trigger the purchase of a new home. For instance, wanting to move to a place that is relatively clutter-free, pollution-free, clean and green, within or even away from the city’s concrete jungle. All such work and life-related factors could also motivate an individual or family to buy a new home 11. A home becomes collateral for the achievement of other goals like taking a ‘Loan-Against-Property’, for marriage purposes, funding educational needs of children, business or medical needs etc. It is an asset that determines the net worth of an individual or a family 12. A home can be a potential source of regular income with rentals when acquired in big metropolitan cities where rentals are higher than tier-II cities, towns, and villages; People are known to invest in apartments in big cities while living elsewhere, and running their household with this rental income 13. Having your own home is an accomplishment, and earns the homeowner respect from the community, the credit rating agencies, banks, relatives,

This certainly does NOT mean that ‘gated community apartment complexes’ are being denigrated or downplayed in any way! Let us explore the arguments or reasons why ‘standalone building complexes’ (confined within a small plot size of 400 square yards to 1500 square yards) may make more sense compared to a ‘Gated community mega complexes’ (running in acres) for 3 BHK homebuyers in Hyderabad. 3 BHK apartment in Hyderabad: Standalone building’ vs. a ‘Gated community ‘! S.NO Gated community mega complexes Standalone building complexes 1 – Higher ‘social connect’ due to availability of clubhouse and open spaces like gardens– May have more than 50 to 1000+ families in the apartment towers – Equally good social connect because of lesser apartments, and you could know everyone by their names and faces – Provision of parking lot area and terrace area for functions/festivals– Lesser families from 5 to 30, but this is good! It prevents excessive social contact in a post-pandemic era 2 – Better security provisions like 3 tier security– Complex elevator driven, bio-metric enabled security possible – Security features can be easily matched with security guards and home automation options at the doors/gates depending on the society members’ needs– Bio-metric driven security unsafe from a pandemic perspective 3 – More elevators/lifts for convenient entry and exit of residents and visitors – Bigger elevators are being provided increasingly, and due to the low-density population, the influx f visitors is lesser– Safer for residents 4 – Amenities like clubhouse, gymnasium, SPA, walking tracks inside the gated complex – Not available, but NOT everyone uses them even within a family– The location of ‘standalone building apartments’ is better, hence, one can always go to gyms, hotels, SPA, shops, etc. in close vicinity of the standalone building– Relevant amenities like dedicated parking slots, lifts, power backup are equally good here 5 – Social infrastructure inside the complex with shops, groceries which is certainly more convenient for residents – Nothing is available inside the complex, but that’s not a cause of worry– With standalone building apartments, everything usually is a stone-throw away, thanks to a better location (usually the case)– Standalone apartments are normally located in well-established residential colonies that are surrounded by excellent & thriving social infrastructure– The shops, entertainment options, eateries, medical facilities, educational institutions, etc. are all usually very close-by– This gives you a sense of unmatched community living 6 – Higher lifestyle quotient with gated community complex, since many amenities are a strong social circle can be developed – Lifestyle quotient does NOT take a hit at all– On the contrary, many standalone building options are located in posh and preferred localities– ‘One apartment per floor’ is possible with ‘standalone building apartments’, and homebuyers from discerning backgrounds have the options for their very of ‘sky villa’ in standalone apartment 7 – Well-designed, Vastu compliant spaces are being offered in a variety of configurations to suit all budgets– Lots of open spaces, sunlight, and ventilation – Clearly, standalone buildings score very high here because Vastu compliant designs can be bigger and better with MORE SPACE available to the home buyer in a standalone building– You get a low-density living edge– You get a much BIGGER apartment at the same price, and that too at a better location with standalone building apartments, easier/faster commute– The large land parcels for gated community complexes are available in far-flung areas, which makes commute difficult and time-consuming– Give you better ventilation & sunlight Are the ‘standalone buildings’ less attractive compared to ‘gated community complexes’? [ Source :3 BHK apartment in Hyderabad – Avisun Properties] NO, they are NOT! Standalone building apartments are extremely high on the SPACE and VALUE-FOR-MONEY they offer! The offerings available to Homebuyers in Hyderabad are cheaper, better, and score high on locational advantages. In fact, the social infrastructure in and around such standalone buildings makes them far more attractive a proposition compared with gated community complexes. DO’s And DONT’s For A Real Estate Investor

DO’s and DONT’s for a real estate investor This article is meant for those who are looking at concerted steps to be taken before investing their surplus funds with builders for returns higher than mutual funds or fixed deposits. The seven pointers detailed below are the steps to be undertaken, and the precautions to be exercised before investing directly with a builder. With a well-thought-out approach and filtration criteria, an investor can select the right builder to invest with, and reap healthy returns to the tune of 15% to 20% over a period of 18 months to 48 months. ‘Real Estate Investor profile’ of an investor wanting to invest directly with a builder The real estate investors here could be the ones who: Before we proceed, it is important to know that parking funds with the builder as a ‘sleeping partner’ is good only for people who have their basic needs covered, and have surplus cash available to make such medium to long term investments. Once an individual is comfortable on this front, only then the rest of the due diligence process should follow, not otherwise. 7 pointers of the due diligence exercise explored Before the money is handed over to the builder, a proper due diligence exercise must be undertaken by the real estate investor. The builder highlights their business and the potential value it carries, and it is upon the investor to ensure that these are well understood, and thoroughly evaluated. A real estate investor must analyze the risk of their investment as suggested below: 1.Gain construction-related basic knowledge: The very first step is to first equip yourself with the right knowledge. Gain knowledge about the basics of construction including legal and construction related intricacies. It does not take long to build knowledge of understanding real estate, and how to evaluate a project on its merits and demerits. One needs to know all the factors that make a good project saleable. A good project sells, and if it sells, your returns are assured 2.Evaluate the terms and conditions of the investment offer [Source:Photo by Andrea Piacquadio from Pexels] The construction companies seeking investment needs to make an offer, and specify the details of the deal, especially about the returns, and the associated terms & conditions. The builder also needs to provide their credentials like the company profile, ROC verification, PAN details, details of market offerings and segment catered to, details of project to be undertaken. Get to understand the Terms and conditions of the deal to you as an investor, and the type of agreement that will be signed. Information about the recourse or penalties upon defaults and/or delays in making payments to you as an investor. See if this fits your risk appetite, the time frame and all your expectations 3.Gather builder specific information Once the offer is made, you must initiate the information gathering exercise. While evaluating a developer of builder seeking funding, the first step is to gather information about the party involved. Seek information related to the past project. Some other details you must check or gather are: [Source:corpbiz.io] 4.Analyze the builder’s Risk profile, and conduct SWOT analysis: Once the information is in place, get on with the risk analysis exercise, alongside conducting a SWOT analysis [Strength, Weaknesses, Opportunities and Threats] of the company basis the credentials and information gathered. SWOT should consider the ‘Internal’ factors like the Strengths and Weaknesses of the company. Also, consider the ‘external’ factors like the General Economic environment, location and market-segment specific Threats and Opportunities 5.Initiate negotiation process only if basics in place: Once the SWOT analysis by the investor gives the right indicators, and basics are in order, then get on to the negotiation table to further dwell upon the terms and conditions. Again, do not be in a hurry to lend the money for want of returns; The deal offered by the builder for your investment should be reasonable and realistic returns, and NOT be unbelievably high for a sleeping partner. Make sure your interests are protected, and not highly in favour of the builder by leaving you high and dry. Professional help at this stage is in order 6.Engage with the builder in person: Never ever take a decision unless you meet the builder and people involved face to face. Ensure you are able to establish the identity of the key people who are shareholders of the company concerned. Once all the information is in place, it is prudent to avail professional help (Chartered Accountant and/or Lawyer) before getting on the negotiation table, and bring-up 3 scenarios: viz. ‘best-case scenario’, ‘average-scenario’, and ‘worst-case-scenario’ on the returns 7.Take the final decision to invest post thorough discussions and assessments: The final decision of a ‘go’ or ‘no-go’ is internal to the investor, and must be taken basis the information, possible scenarios, the nature of the deal and the risk-appetite. Evaluation and assessment must be undertaken as follows: The returns on the investments are subject to market conditions, and the real estate investor needs to be prepared for some delays, so far as the returns are assured. If the property is and the builder team is good, it will eventually sell. Real estate Investor also must be aware that the money once given cannot be taken back abruptly before the expiry of the term, hence, not to invest more than what your personal finances permit. Avoid investing an amount (threshold) beyond which there could be a possibility of a distressed financial situation! The builder may not be able to give back the principle amount in case of an emergency at the investor’s end. Financial prudence is something every investor must exercise, and not stretch beyond reasonable means. Conclusion The most important factor to consider before parking your funds with a real estate builder remains their background, reputation and credentials. A real estate project with the right target segment, the right quality, the right value, and the right location sells fast! A real estate investor needs to engage well on the
Investing In Real Estate projects: exploring Investment opportunities for a healthy return

Investing In Real Estate projects: exploring Investment opportunities for a healthy return There are a lot of people out there who want alternatives to stock market investments that are comparatively assured on returns and moderate in risk. More specifically, some investors look for investing in a tangible product like real estate without having to own them. This means, these investors don’t want to buy or own a residential, commercial, or industrial property, but want their investments to deliver high returns in the real estate sector. The questions we are addressing in this article are: is it possible to invest a significant amount of money (for instance, upwards of Rupees thirty lakhs) in the real estate sector and get handsome returns? If yes, how do we go about it? Do we buy real estate shares or invest with builders? If yes, what kind of ‘risk-assessment’ or ‘due diligence’ exercise do we undertake to make sure we do not lose our peace of mind? The answer to the above question is: ‘YES’, investing in real estate either through instruments like REITs and InvITs (explained below) which are traded in the stock exchange, or ‘invest directly with builders and get returns in the range of 15% to 20% annually’. This is, however, subject to the capital being solicited as a ‘business opportunity’ for sleeping or active partners, where the investor can park the funds with a builder post getting into a business agreement with the builder. [Source:Image by Alexandr Podvalny from Pixabay] What are REITs and InvITs? While big businesses invest via Foreign Direct Investment (FDIs) in India, the individual investors in India now have the option to invest through ‘Real Estate Investment Trusts’ (REITs) and ‘Infrastructure Investment Trusts’ (InvITs). REITs like Embassy Office Parks, Mindspace Business Parks give returns of about 7.5% to 8% annually. InvITs like IndiGrid, IRB are similar to Mutual Funds, where an individual investor can invest in real estate without owning them. More about REITs and InvITs: Both REITs and InvITs are traded in the BSE/NSE, they offer liquidity to an asset that is normally considered illiquid. Both REITs and InvITs are recent entrants in the Indian investment scenario, although in the US, UK, Japan, Korea, etc. these instruments are very popular. These innovative instruments are indicative of the emerging trends of investing in real estate sectors where the developers are able to monetize their revenue-generating real estate or infrastructure, and the investor can invest in these without owning them. Plus, these generate fixed income for those with surplus cash and also allow them to enter or exit the real estate sector easily. Investing in real estate through ‘REITs and InvITs’ Vs. ‘Investing directly with a builder’ The REITs and InvITs present a flip side: the rates or returns an investor realizes are subject to the trading prices and sentiment at the stock exchange. Some investors do not want that, and prefer something tangible like a real estate project which is a more resilient option compared to investing in the constantly fluctuating stock markets or mutual funds. This article is meant for those who are not satisfied with Mutual Funds and Fixed Deposits, and are seeking a mid-term investment by parking their funds with a builder for a certain assured amount of returns with low to moderate risk. Exploring direct investment with a real estate builder While we can invest directly with a builder, it is subject to the builder seeking funds, and offering you a good deal (returns), plus, keeping your principle amount safe! Investors who are not keen on the fluctuating stock market prices of the REITs and InvITs, can invest directly with a small to medium-sized real estate builder of repute for assured returns. One can invest directly with these builders for a certain ‘stake’ in the project or for a certain amount of ‘return on investment’ in the range of 15% to 20% annually. [Source: Investing In Real Estate- Photo by Markus Winkler on Unsplash] Time duration required for staying invested in a direct investment with a builder For a healthy return to materialize by investing with a builder, the investor must be willing to stay invested as a sleeping partner from medium to long term duration i.e. anything between 18 months to 48 months, depending upon the size of the project, time is taken for construction, the speed with which the project sells-out, the construction-linked payouts by the individual home buyers resulting in the much-needed cash-flow, and the risk-appetite of the investor. While a well-thought-out and executed project in the range of Rupees 5 to 20 Crores can be completed and sold within a year or so, the larger projects can take up to three to four years to complete and sell. Unsold projects result in an inventory over-hang (unsold inventory), a risk that is governed by the market conditions, marketing efforts, and overall customer-specific requirements. Hence, the business acumen of the builder in being able to provide a ‘valuable market offering’ is critical to getting healthy and timely returns on investment with a builder. A prelude to the due-diligence process for investing in a real estate venture The question for an individual investor who desires in investing in real estate between Rs 30 lakhs to Rs 2 Crores is, how to make sure we find a builder who: The answer is to first find out builders who make such an offer and then go all out with a thorough due-diligence exercise prior to investing. Before we begin a due-diligence exercise, it is important to understand some facts related to the what, when, why of investing in real estate with the builder.
